Service Fees+

  • Management Fee – percentage of rent or flat fee
    • 7% - 12% based on established gross rent
    • Type/kind of property, amenities/utilities, age, area and quantity in portfolio
    • Paid monthly
  • Account Set-Up = $150 per unit
  • Standard Reserve Account – for use on expenses/maintenance items (like an escrow)
    • Starting at $400
  • Repair Cap for normal maintenance & emergencies = $500
    • Repairs over $500 with client’s approval
    • Repairs over $1,000 multiple quotes from approved vendors
  • Out-of-Ordinary Projects Managed – projects *outside of ordinary maintenance over $2,000 may have a 7% project fee assessed
    • *usually capital improvement – defined as; an addition of a permanent structural change or the restoration of some aspect of a property that will either enhance the property's overall value, increases its useful life or adapts it to a new use
  • Extra, Out-of-Ordinary Visits/Inspections – visits outside of ordinary maintenance & move in & out process are available at an hourly rate
    • $50 per hour (first hour FREE, each year, per unit, non-accumulating)
  • Automatic deposit of your net income amount from our bank to yours - included
  • Legal Fees at a discount – call for pricing (eviction and collection services)

Market Analysis of Your Property+

We will personally visit your property, do a market analysis and then make a rent recommendation, as well as recommendations to help the property reach maximum rent range. At the same time, we will make recommendations to protect you from future liability issues.

Screening Prospective Tenants+

We believe in thoroughly reviewing your applicants through our 8 Point Tenant Screening Process. This process limits the risk of entering into a lease with a high-risk candidate or one that does not match the rental unit cost. An application fee is assessed and paid by the potential tenant. No offers are reviewed without a full package and review of all 8 points indicated below. The first approved tenant candidate is offered a lease.

Financial Arrangements+

Our state of the art computerized property management system provides for all of the financial needs of our tenants and owners and complies with the requirements of the laws of New Jersey. And even interfaces with our vendors.

  • Collection of rents - rent due the 1st or 15th of the month with five-day grace period before late fees imposed
  • Immediate follow-up with any tenants on late rent
  • Pay or Quit Letters before eviction filing
  • Pay mortgages, homeowners dues, maintenance bills, common area utilities, refuse bills, taxes, insurance and any other requests from the property owners
  • Provide owners with real-time computerized financial statements
  • Direct-Depositing to any bank account you choose or for an additional charge; paper check can be mailed
