Tenant Debt Collection

$75 - Charges cover administrative coordination and paperwork hand-off to reputable collection attorney and/or agency. Referred company operates as agent of owner and collects debts based on contingent fee from amount recovered. Example of balances owed by tenants after move-out: damages over and above the security deposit, outstanding rent, utilities, physical damage, theft.

Owner Negative Balance

$1,000 yearly + 15% per month rent - If at any time owner’s account and reserve fund falls below a zero (0) balance, the management company will pay account expenses up to indicated limit. Any balances carried over 30 days will incur a monthly interest as indicated. All balances must be paid in full no later than 90 days from the date of negative balance.

Discount Commissions

2.5% rent - If owner buys and/or sells real estate through Realty Solutions Brokerage client will receive a discount on brokerage commissions. Discount calculated based on company-controlled side.

Construction/Non-Maintenance Services

7% - Out-of-Scope construction services coordinated by management company. Large construction projects (insurance claims, capital improvements, rent-ready process) will incur a percentage mark-up on entire project. NOTE: any ordinary and standard tenant maintenance is paid and passed through owner account at market rate through local vendors…no additional charge

Eviction Option Service Monthly

$15 per month - Monthly fee includes filing of eviction complaint, first appearance in Court and legal services required through lock-out. Owner is additionally responsible for $199 administrative charge/filing fees; actual cost of sheriff and lock-out fee is additional if required.

Move-In & Move-Out Inspections

$50 drive-by/$100 interior - Move-in and move-out inspections are included for all categories. Any additional inspection request charged per inspection requested by Owner

Legal Counsel & Services

One hour courtesy consultation plus discount on hourly rate - Legal services provided by separate retainer
