Our service guarantees provide peace of mind and positive outcomes. You won’t have to worry if your property management team is actually going to find a great tenant or if they’re really going to collect rent on time. We’re doing it because we guarantee it.
Low Vacancy. GUARANTEED.
We will list your rental investment and enter a lease with a “qualified” resident within 21-days of “move-in-ready” condition. If we don’t, you get the next first month of property management for free. Unit must be listed at our suggested rental market range, move-in ready and resident must be qualified through our Multi-Point Screening Process.
LOW EVICTION REMOVALS. GUARANTEED.
We trust our comprehensive Multi-Point Screening Process, our rent collection process (including eviction negotiations) and our resident relationships. So, if something goes wrong and we need to legally remove a tenant we’ve placed, and you’re enrolled in our Owner Benefit Package we will pay for the eviction filing, court fees, removal filing fees, Sheriff Costs up to $800 per tenancy (honoring one per 12 month period).
Safe Pets. GUARANTEED.
Pets can be risky, so we provide a guarantee that any damage beyond wear and tear caused to your property by an approved pet that isn’t covered by the security deposit will be paid for by us, up to $1,000. Pet’s must be screened under our comprehensive PetScreening.com service application and tenants must have an existing renter’s insurance policy along with a full security deposit (or alternative product (Obligo). Excludes Service and/or Companion Animals, which are protected by Fair Housing Laws.
Lease terms fulfilled. GUARANTEED.
You shouldn’t pay more than one leasing fee in a traditional 12-month lease period. So, if you are enrolled in our Owner Benefit Package and have a qualified/screened Resident, that we placed under our Multi-Point Screening Process, and that tenant breaks the lease vacating early, we’ll find a replacement without charging another leasing fee. Excludes federal military relocation orders or other state legal orders to vacate.
No yearly contracts. After the first 90-days our contract automatically renews with any changes made in email alert notifications. We want you to be happy with the work we’re doing for you. If you’re not, feel free to move on. You can cancel your management agreement at any time with a 60-day notice.
