The people I have dealt with in the office do not seem competent at their jobs. I was given minimal information about the home or amenities prior to move-in without explicitly asking, and had to reach out more than once to ask how and when to pick up keys. I was given numerous keys and a note that said "locks were changed, some keys may not work", so I had to figure out which keys worked in which locks. Initial deposit payments were not updated in the system and I received late notices, although everything was paid. Upon contacting them more than once, they finally updated the information. No one ever walked through the home with me to review damage/issues. I sent my own photos of pre-existing damage as documentation. I was notified after I moved in that there was an additional pet fee due to the HOA that they were supposedly unaware of prior to me moving in. I had already paid a pet deposit and am paying pet rent to Realty Solutions, but none of this covers the HOA pet fee. There is a required "resident benefit package" that you can't opt out of which is essentially useless. It covers monthly delivery of air filters and some websites where you can supposedly earn points and get discounts. It also took 6 weeks after I moved in for a 1-page form to be completed that was due to the HOA prior to me moving in. The HOA and I both contacted them multiple times to have this done. Information regarding maintenance has been inconsistent and things that were due to be completed before move-in were not. I have been told I am responsible for existing issues (blinds that didn't work prior to move in). The house was supposedly cleaned before move-in, but it was dirty (dirt on floors, smudges on appliances). The lock box with the key was left on the door for 2 weeks after my lease started despite being told it would be removed prior to move in.

Owners be aware: avoid this company at all costs. They didn't screen tenants properly from the start. Your property would be barely managed. The tenants were late on rent throughout most of the lease and left with over $10k unpaid. My house was significantly damaged and de-valued in the end. I often had to chase after their people for updates. You'd be better off self-managing your property by an app than using their service.

This is an unbelievable company. Take the lease to an attorney, they have so much in it that is confusing especially if you are desperate for a rental as I was at the time. If you can, look for a rental that they do not manage.

As a buyer, I was disappointed with my experience. Communication felt inconsistent, and I often found myself following up for updates. I did not feel sufficient due diligence was done on properties and was encouraged to consider higher-than-average offers without clear supporting data. As a first-time home buyer, I expected more guidance throughout the process. I shared my concerns with the broker, but did not notice improvement, and often felt I needed to take a more active lead. Ultimately, I did not feel confident that I was being positioned to achieve the best possible outcome.
