Our rent collection process starts with simple tenant screening. We employ a strict 8-Point Screening Process which qualifies each tenant specifically to each property.
We look for tenants who pay on time.
Rent Reminders
Every month, days before rent is due, we send residents an email reminder regarding the upcoming rent payment. Each tenant has their own Resident Center login online.
Rent Due Dates
Thanks to that reminder, tenants know their due date is approaching. Our process continues on that due date. We send residents another email, just in case that first one was missed.
The Realty Solutions Step-by-Step Rent Collection Process
Rent collection is a crucial part of any property manager’s job, and it’s something we’ve perfected in our years of managing homes throughout South Jersey. Our process leverages our high level of authority and our commitment to the best outcomes for you.
Rent Reminders
Auto reminders are sent to residents 10 days before the due date and on the due date, with the amount that’s due.
Late Fees
Our system automatically calculates any late fees that need to be applied, after the grace period expires. Less guesswork.
Communication
An automatic notice is generated when the grace period has ended and the tenant still has not paid rent, allowing them to budget for a late fee.
Notice to Pay or Quit
If rent remains unpaid after the grace period, a Notice to Pay or Quit is served in compliance with state law.
Tenant Relations
Property managers reach out to tenants to work on a solution that avoids eviction. Payment is immediately due.
Eviction
Evictions are rare, but we’re prepared to move forward with the help of our legal department when necessary.
