Monique comes to Realty Solutions with over 15 years of property management and real estate experience. She has managed all types of real estate from single family homes, home owners’ associations and commercial/ warehouse space. Just prior to joining the team she worked for Long and Foster Real Estate as a Property Manager and New Business Developer. Her communication skills and her vast knowledge makes her a great asset to our organization and our clients. When she’s not immersed in her client’s business…she’s enjoys Yoga, Kick-Boxing and is a Certified Meditation Teacher.

Rob is a graduate of Rutgers University (1978) and The Delaware Law School of Widener University (1981) and is licensed to practice law in both New Jersey and Pennsylvania. He has a successful law practice in Audubon, NJ with a concentration in real estate law.
Rob has served as the solicitor for several zoning/planning boards, has been a member and Chairman of a zoning board and has held several municipal appointments, currently serving as Municipal Court Judge in Haddon Township. Rob has also represented several condo and homeowner association boards through his practice gaining insight into the management of these communities from a unique perspective.

Interested in one of our properties? Download the application and contact us. Fill out it out and sign the back. We require a $40 application fee. And don’t forget supporting documentation; Letter-of-Intent = personal letter outlining situation, Reference Letter = employer, landlord, etc., Income Verification = employment history, W-2 or pay stubs, Clear Copy of ID = driver’s license or equivalent. By using the outline above increases the chances of being accepted.

Lead Based Paint Notification Requirements on Real Estate in New Jersey, Prospective New Jersey homebuyers have a right to know if a house they want to purchase is contaminated with lead paint. Like other states, New Jersey follows the federal Residential Lead-Based Paint Disclosure Program to warn homebuyers of potential lead-based paint issues. Those wanting to lease or rent a house are protected under the same program as buyers.

Utility Company Details
The property management company represents the owner. A full tenant application and followup screening review is required for all of the properties managed. This process limits the risk of entering into a lease with a high-risk candidate or one that does not match the rental unit cost.
A $40 Application Fee for each adult is required. We accept cash, major credit cards, EFT transactions, or money orders made payable to Realty Solutions LLC.

RENT DUE: All rents are due on the first day of the month. Some of our leases have a grace period. Any rent not received by 5:00 PM on the last day of the grace period is considered late and will incur a late fee. Rents can be paid on line, mailed to us, or dropped off at our office. There is a secure mail slot on our front door where rents can be dropped off 24/7.
LATE RENT: Any rent not received by 5:00 PM on the last day of the grace period (if any) is late and a late fee of 5% will be charged. Personal checks are not accepted after the 5th of the month. If your rent is late it must be paid with a cashier’s check or money order (payable to Gordon Property Management) and must include the late fee.
BOUNCED CHECKS: If your check is returned by the bank for non-sufficient funds, or for any reason, you will be charged a retuned check fee of $40.00 PLUS the late fee of 5%. Replacement checks must be paid with a cashier’s check or money order and must include the NSF fee and the late fee. Personal checks will not be accepted by any tenant who has had two checks returned by the bank.
AUTOMATIC PAYMENTS: If you choose, you can arrange for an automatic payment with your bank. You can also make online rent payments via our Online Tenant Portal. Click here to PAY RENT ONLINE NOW.
MOVING OUT: You must give 30 days written notice of your intent to move out. Once we receive your notice we will send you a move out packet with information regarding the pre-move out inspection and cleaning instructions.
MAINTENANCE REQUESTS: All requests for maintenance and repairs must be made through the TENANT PORTAL. You must give us permission to use our keys for entry or you must be home to let the repair person in.
After business hours, evenings and weekends we can only accommodate emergency repairs which are generally limited to plumbing emergencies and you will have to be home to meet the repair person. For after hour emergencies please call the office (415 554-8812) and our answering service will be able to assist you.
PLUMBING: Gordon Property Management will cover the cost of most plumbing repairs, however you should be aware that we do not cover the costs of repairs that are due to a tenants’ negligence or lack of care.
GARBAGE DISPOSALS: Gordon Property Management will not pay to clear jammed or frozen garbage disposals. This is the most common type of maintenance request and is almost always caused by misuse or overuse of the garbage disposal. They are delicate machines and are not intended to grind up many kinds of foods or a large volume of food. Use the garbage disposal at your own risk!
LOCKOUTS: If you lock yourself out of your apartment you will have to call a locksmith at your own expense.
EMERGENCY MAINTENANCE REQUESTS: For emergency repairs you may call the office (415) 554-8812 and then follow up by completing the form or logging into the portal.

David brings over twenty-seven (27) years of real estate experience to Realty Solutions. He continues to invest in real estate himself and his extensive involvement with all facets of real estate transactions has led him to the property management industry. As a Sales Agent and eventual Broker of Record he has enjoyed success while he managed large sales teams at several Coldwell Banker offices. Forming his own property management company has been a natural progression for David and his efforts have been rewarded with an ever increasing client base. His focus at Realty Solutions is expansion and growth along with assisting clients with “Big-Picture” issues for/in their portfolios. He enjoys leading and challenging his team and encourages a group effort when problem solving issues. David graduated from Rowan University and spends his leisure time with his wife, daughter, and their beloved dog, Charlie.

Grace has spent many years in real estate administration and management before coming to Realty Solutions. She worked as an office manager for a real estate outsourcing company that served at least 50 brokers all across the US. She has also supervised schools and a religious organization in the past. Grace has Masters in Education and is finishing her Doctorate in Educational Supervision, she brings all those skills and knowledge to Realty Solutions in order to help and foster natural growth through marketing and promotions. Married in 2011 and just recently had twins!
Jeannie Connors

Jeannie comes to Realty Solutions after holding various positions in the real estate and legal fields. She has worked as a Paralegal for a medium size legal firm doing real estate related work and also for a large retailer as their Lease Administrator. Her combination of experience in the real estate and legal fields is a true asset to the Realty Solutions team. She head’s up the administrative department and assists in coordinated all manner of property specific functions. Jeannie graduated from Main Line Paralegal School. She has two wonderful children in the local school system and on their way to college.
Jeffrey D. DeLoach

Jeff joined the team at Realty Solutions after an early career in engineer design, real estate appraising and most recently, property management where he managed a large portfolio of properties in South Jersey. Since college he had worked part time for a local real estate appraisal company as a field inspector, then on to a full-time position as a lead drafter/designer for an engineering firm. After a little research along with networking with business leaders in the area, Jeff decided to obtain his real estate sales license and pursue a career in the field. A former lifelong Washington Township resident and active community volunteer, he has served as a Zoning Board member, Little League coach and team captain in a men’s softball league. In addition to a strong real estate background, Jeff brings his leadership skills and a firm sense of community, work ethic and team spirit to our organization.

Kathy joins the Realty Solutions team with over 30 years of accounting and financial analysis background; from large direct mail advertising, fulfillment, and printing companies to small independent businesses. She strives every day to assist clients in managing their property funds and understanding their portfolio reports. Kathy is a devoted community volunteer for animal rescue and her alumni association of Haddon Heights High School.

Kim joined the Realty Solutions team in October 2016 after a decade of working as a paraprofessional in Haddon Township Schools Special Education department. She brings to the table an accounting background, having earned a Business degree at McDaniel College (formerly Western Maryland College). She previously worked at Ostroff, Fair & Company Accounting firm in Philadelphia, PA and Sorelle & Ferguson, CPA’s in Woodbury, NJ. Working closely with our legal staff, property managers and clients, Kim strives to create a pleasant and efficient work environment. Her attention to detail and people skills are sure to be an asset to the Team. Kim is married and has four grown children- a daughter who works for Sony Music in New York City, a son who was recently stationed in Alaska as an Airman First Class with the U.S. Air Force, a daughter who attends the University of Tampa and a son who currently attends the local high school. She enjoys spending time with family and friends and taking classes at the gym.

In 2013, Eileen sold the business and returned to sales at a top agent, specializing in commercial sales. Eileen is happy to be joining her daughter Eileen Lukens at Realty Solutions. She is looking forward to using her expertise to find housing solutions for all of Realty Solutions’ clients. Eileen and her husband Tom, enjoy traveling and spending time with their children and grandchildren. Eileen Lukens has a bachelor’s degree from Rutgers University. She has worked in housing most of her career. Eileen started her career working for the New Jersey Department of Community Affairs, monitoring various HUD programs administered by the State. Eileen worked as a consultant for Triad Associates, helping municipalities with their grant writing and administrating state and federal programs. For the last twenty years, Eileen has worked in community and rental management. Currently she is the Director of Community Management for Realty Solutions. Eileen manages the portfolio of condos, homeowner associations and co-op apartments. Eileen is a 30 year resident of Mantua Township, where she is also an elected Township Committeewoman. She served on the Mantua Township School Board for eight years, holding the office of vice-president. Eileen and her husband Rob have three children and a labradoodle.
